Providing maintenance is not normally the basis for a rental increase.

This gives you no money for to cover any damage beyond normal wear and tear.If they stop paying rent in the middle of the lease the larger deposit gives you a bigger buffer.I tell them if they have good credit then the deposit is only one months rent.

You should upgrade this. 110VAC is not normal for a dryer.Just have an electrician add a breaker and run a new line for the dryer with the appropriate outlet.Consider this as a necessary investment/upgrade to your property.

I'd say its a pretty normal split, wholesalers trying to wholesale, and flippers trying to flip.
