I've been working 2 full time IT jobs for a year and a half (first 6 months to pay off student loans), house hacking a duplex for a year, pending offer on a 6 unit apartment building right now, going to take a HELOC after closing on the 6 unit (duplex appraised for 100k more than I bought it for), and use the HELOC to buy a quad, and after that get an FHA on another multi unit. (3 new properties within this year), and that should be able to net 5k a month.

Also once we started working on the duplexes - we introduced ourselves to the current tenants in the other half of each duplex, and asked if there were any pending maintenance items.

I grew up (half my childhood) and live in town currently.

I wish I kept half the properties I owned COL...CRY OUT LOUD!  

Or, do we agree ahead of time to a sales price and actual have him sell me his half at closing?  

A landlord shall not demand or receive security, however denominated, including, but not limited to, prepaid rent in an amount or value in excess of one and one-half month's rent.

You did not tell us half of what needs to be known to give you complete and meaningful answers but I will still try.  

Hello, I was about a week and a half out from closing on a great deal in Salem MA and just found out that the seller has a ~$95k judgement sitting in 2nd position on the deed along with a ~$2k water and sewer lien.
