Nice to meet someone in a similar situation (currently househacking, recovering ex-consultant, also hoping to quit the 9-5 at some point in the near-ish future, and looking for properties in similar parts of town).

As to tenants taking care of you, that really changes from tenant to tenant and if someone is asking for extras now then they're likely going to start asking for more and more in the future. 

Since I’m relatively new to this, I wanted to run it by the pros, to see if it would even make sense to consider in the future. 

I am not sure about apreciation future of Las Vegas, because 1.

Chris Gordon When analyzing an asset whichever method you use is a forecast as you cannot predict future cash flows or values.

You are basing your numbers on the future.

@Mark Tinawi - I don't think there is a person on BP who doesn't have an option on what this the best city to invest in now or in the future. 

I cannot predict the future, but there will be a corrective cycle at some point....if I would of bought in the last one mid 2000’s....could of retired 10 times over.

I'm definitely trying to find the most ideal option, and will continue to need this type of coverage for future properties.
