Investing outside of CA

Hi team, I'm looking to invest in rental properties (SFO, condos, multi units, etc) outside of CA. Any recommendations on up and coming cities to look into?

@Mark T. - I don't think there is a person on BP who doesn't have an option on what this the best city to invest in now or in the future.  Like them, I'm super biased and would say Memphis, but I live and work here so it fits our investing style.  

Search the site for recent forum threads on this subject; you will find a wealth of information.

I always recommend that OOS investors look for places that are easier to get to and places that you want to visit since you will be going there regularly.  Also look at property taxes and landlord/tenant laws.  And obviously good deals as well!

So many great options out there for places!
