i understand.. i just need more time ... one other question... im doing a garage sale to make extra money and sell my things... the refrigerator , the stove and the chandelier. were listed in the listing... but his lawyer forgot to put them in the contract... the appliances ate VIKING i paid 10 grand for each. and the chanddelier was 15 Grand. i want to sell them but the buyer said they come with the home.. and not to sell them i told them hes more then welcome to buy them from me... since they are in the listing but not in the contract... arnt they rightfully mine its their fault they didnt put it in the contract

not sure if that is technically probate or not --i bought one house out of probate auction last year, but don't understand the exact legal definition of probate most likely...so there's the run down: house being demolished in 6 weeks when city will slap a huge lien on property, back mortgage payments, back taxes, and also other misc. city liens that add up to a few grand as well....as you can see, i don't think this is a case where the daughters are profitting much, and they seem like they want to sell..we just want to make sure we don't endanger their medicaid..thanks!

I know for a fact that the franchise is well worth the thirty grand, and just because I don't have the money to do the business, or buy this franchise, does'nt mean that I can't make money with this franchise.They not only give leads where you can by the properties from the owners at 65% of as-is value, but once your in, and have pay the fee for the franchise, they also finance the properties for you, and have on-going training.I'm 48yrs old and have been around the block, I have & will due my due diligence.There is way more pessimism on here than what I thought there would be.

In that case only offer them a grand or two to cooperate with a shortsale or take it subject to the existing financing.If there is not then make an offer to purchase the property and the proeprty taxes and remind them otherwise it WILL foreclose and they will have nothing.

I suppose if you were to pay me 10 grand, I'd call a local attorney and get the low down and retain them as needed, but I doubt the guru mentors do that.I just keep pounding away at getting basic RE knowledge before getting with any mentor or coach, or getting involved in any niche strategy.
