That private source of down money would be accessible for me as long as things go smoothly.

We would love to access some of that equity to move on to the next property but after talking to a couple of lenders I'm a bit confused.

With this platform landlords and tenants can have access to important documents, have insights on water/electricity and gas usage, have a better connection trough communication tool, have personal popups, and much more features that will be created.

Also, in my places you don't have access to the property to assess its condition.

Yesterday he came with a pet dog who’s about a month old into my building and into his room… when I told him that we cannot have pets in the building he said that it’s not a pet, it’s a service dog that he MUST have because of his anxiety issues and that I’m not legally allowed to question him about it nor deny him access..I’ve asked him for documentations stating this and he said I’m not allowed to ask for it either…What am I supposed to do here in this situation 

You'll need MLS access if you want to ensure your ARV is accurate. 

There is Zillow, and rentometer (which seems to be awfully low), but without access to MLS I'm not left with a good option. 

However, some insurance carriers allow you to choose how much personal property you carry on a rental and some don't.To answer your last question, insurance brokers don't always have access to every insurance carrier or insurance option.
