Residential loans generally offer more favorable terms than commercial, that's why don't usually hear about commercial loans on 1-4 units outside of special circumstances.Consider looking into FHA 203k loans, or obtaining hard/private money for the construction then refinancing back into a traditional 30 year resi loan after stabilization.

Its an embarrassment to the industry and they should be run out or fined for attempting to knowingly sell unsafe properties to unsuspecting consumers.Property inspectors are not always the best group either, but in this instance they discovered some real problems it sounds like...that's what they are paid to do...It's always best to do things right...it's your reputation on the line.

I know with new construction costs a lot of investment groups can't not make money with low rent apartments; so a lot of apartment buildings that are being built are luxury based.
