[Calc Review] Help me analyze this deal

Hello everyone, 

I've got the real estate investor bug and I'm looking for a good way to get start investing. My father inherited the property from my grandmother and said he really doesn't want anything to do with it. He says he could let it go for $30k as he needs to split it with his siblings. I've plugged all of the numbers but I'm not entirely sure if this is a great deal. The comps are between $45-55k and not sure what the best investment strategy would be for this property. It's not in a great neighborhood but local rentals are between $1-1.2k per month for similar properties. I'm estimating $10k in repairs for HVAC, minor upgrades, and a fresh coat of paint throughout. I'm currently a project manager in the construction business but I don't want to do this for the next 30 years. Any advice for this first time investor would be greatly appreciated.
