I guess the problem with the latter is the guests could feel misled if they don't read the fine print and are expecting access to the whole house. 

You really have to get a game plan of who your trying to reach, I use click2mail and on average i spend between .38 to .39 cents per post card, that is with them printing and mailing for me.

You also have to sweat the small print, that is, worrying the insurance company will argue that you are not covered.

I got the digital copy and printed it out so I can make notes in the margins.

Maybe you can find a service provider who can handle printing and posting of the mailings for you if you have addresses you want to use. 

I get that you don't have to be at the office to generate business, but it is a really great place to be to call/prepare/print flyers/print marketing materials/write notes/send out postcards/letters.

You will need at least a little money, but in theory, you could get away with as little as $12 or less total to get started.Say you find a house by driving neighborhoods, you send a letter to the property owner( $0.44 for a stamp, maybe $1.07 including tax for a box of envelopes from the Dollar Tree, and maybe $0.15 to print a letter at your local library).
