Now, the basics of income producing RE are simple:You have income streams associated with ownership, andYou have expenses.Income – Expenses = Better be money in your pocket or else no deal.That’s the simple version of it.

Most states will have some version of a standard residential lease agreement provided through your local real estate commission.

But again to be fair they are selling their version of information .. which they claim is worth the 3500...

@Yuriy PanchelyugaYou won’t get a better interest rate for conventional loans by raising it more, but it’s always nice to have a buffer so every time you take out a new loan it doesn’t drop you too low Incase you find another deal right after that one and need financing again.Never cancel your oldest credit card, if it has an annual fee just call and have them convert it to a non fee version, but keep the history.
