Good evening BP, just wanted to throw up a quick post. I've read a lot of threads and post about people not having the results they thought they would, with their Bandit Sign campaign. This is EXACTLY what I've do to the TEE so far with my FIRST and only(so far) Bandit sign campaign.
Last Thursday, I recieved my bandit signs. I ordered 200 of them, and spent close to 5hrs doing "we buy houses" etc etc. On Friday evening at 430, I started putting them out. I put them at all of the Wal-marts in my local area(8 walmarts..2 per store). I did the samething with the Home Depots and Lowes. The rest I put on busy intersections and low income neighborhoods attached to telephone poles.
MY PHONE HAS BEEN RINGING OFF THE HOOK!!! I've had a total of 56 calls and 22 left messages. Im not sure how many will be deals, but Im pretty damn sure i can get at least 1!!!!! Bandit signs are definatly money in the bank!!!
I was apprehensive about them too in the beginning. I never wanted to be one of "those guys" who used advertise with them.
A few weeks ago I picked up a house which was a in a bad kitchen fire. Paid a mere $300 for it. I put out my bandit signs and had DOZENS of calls. After takign all the calls and screening out the tire kickers, I finally put it under contract for $3,200. $14 for 8 signs was well worth the return!
The call volume was MUCH greater with the bandit signs opposed to anything I ever got from Craigslist.
Thanks guys.............. Quick update, seems like a lot of these people want full price for their house. Dont know why they left a message. I say in my message, that Im not a realtor, Im an investor and "I WONT PAY OVER 60% of the market value of the home." Guess people will just try anyway
Hey you guys, just wanted to do a an update on my Bandit Sign campaign. First let me say, if you the money to have you signs made...SPEND IT!! I say that because, if you're anything like me, you have to work 10-12hrs a day at your day job, then fit in Wholesaling business between dinner and bedtime. With that being said, it takes 4444444 evvvveerrr AND A DAY to write your own signs, and i think im getting slower instead of faster, save yourself the 5 or 6 hours, get some sleep...lol.
I stoped keeping count of the phone calls, once i proved to myself that this works, i kinda lost interest in keeping score(thats a good thing...i think). I wasnt getting really good leads, most people were wanting market value for they're homes. I was getting really frustrated, thinking to myself "damn it....you wasted your money annnnd ....you dont wtf you're doing out here....WASTEIN MONEY!!!" Then ......I got a call :D It was an older man, that saw one of my signs leaving his sisters house, mind you he lives a little over 45 minutes from Houston, where i did all of my marketing. The short version is.......he had 2 hurricane damage homes IN GALVESTON, that he'd tried to sale before, with another wholesaler...to no avail. He was giving it another chance because no realtor would touch. I gave him the txt book low ball, and he very cool with the numbers. Did everything txt book again when it came to advertising the properties......AAND NOTHING SEEM TO WORK. Theres a guy that I work with that does several deals a year, actually he's who i heard the term WHolesale first from....anyway, I asked him if he had a buyer that would by these properties, and he said "No....but call every WE BUY HOUSES number listed on google, and you'll find a buyer."
WHY DIDNT I THINK OF THAT!!!! I found a local wholesaler that had a buyer that would buy almost ANYTHING she threw at him, he words were..."Oh F@#K yeah he'll buy this sh*t," her eyes lit up as soon as we pulled up on the properties. We ended up having to lowe the price, but the seller was ok because they were closing within the week. I ended up pickin up a check for $2,100. She (wholesaler with the buyer) ended up with the biggest chunk at $3,400......which I THINK is fair.
The only bad that came from this deal was, I didnt get to learn anything when it comes to closing....NOTHING!!!
On the same note.....im $2100 richer than i was 7wks ago. Most of all.......I know it works!!!
Im going to continue to put out my signs, and also do some direct mail marketing. So far, I've only spent a little over $400 of my original $2000 budget........my new budget is $3600. I know these sound like smaill numbers for a lot of the pros out there......but for me, its like a million bucks!!!

On a side note, why not convert these "wasted" leads into money another way. There are tons of investor's in your area looking for properties that they can take down sub-2 or owner financed(even at fmv) as long as they'll cash flow. You can also track down realtors looking for possible listings. This way all your leads are potential money makers.

Pretty cool post and glad you got some results from your efforts. I did the same thing last year around this time. I went to a plastic distributor and fabricator and got a TON of the pieces of plastic cut down to a standard size 18x24 and they carried the H-frames on the cheap. I got the signs cut 2 different ways so I could use the H-frames on verticle flutes and the horizontal fluted signs on the telephone poles. I was out at all kinds of hours putting these signs up and trying to dodge the sign police. I eventually got a listing out of it because I couldn't buy the house. The house sold and I got my deal but I also got busted by the sign police and had to go pay a fine at court. lol. sucked but overall it was a net gain except for the massive amount of time I spent writing and hanging the signs. I got tired of writing after about 5 signs (and my handwriting is terrible) so I got a sturdy piece of plastic from Hobby lobby and some stencils and cut out "we buy houses" and the rest of my pitch in this harder piece of plastic. Once I had my layout I just got a spray paint can and sprayed the signs. I could knock out 100 or so in no time. Only problem is if you change your # you've got to spend the time cutting out another sign in the hard plastic but its still a LOT cheaper than buying them pre-printed and they're readable - which is key.
Anyway, haven't done bandit signs in a while since I got busted and learned that Realtors can't use them here. But, if I weren't licensed, I'd be out doing the same. Best of luck

I just wanted to add that you might want to keep track of these results as well so you can track how many calls it takes for you to turn your efforts into results. You'll never know if you don't track it. And you'll never know if you wanna keep putting signs up over focusing your efforts on an easier lead gen method because you won't know the effectiveness of each type of marketing. Just my .02.

Definitely another needed tool in the belt to pick up (Sub-2's)

Kenneth, do you actually own and use on of these sign sledges? I have had that page and also the sign stapler bookmarked for several months but havent bought one yet.
