I help run a community laundry night in my town and a common complaint is that there are never any available machines in the large complexes...so maybe if a machine is available they cram it full trying to get all their laundry done at once. 

You need a VERY trustworthy, available, excellent at what he/she does handyperson to be on call that knows your building(s) inside out.

I make the biggest (e.g. most expensive) version available for a year in advance, but the 1/1 is only available 90 days in advance, so in theory the smaller version only fills in the holes that remain unbooked.Re: the ADU, you may not be able to use it for an STR, but consider if you want to either have it designated as personal space for you, OR use it as an LTR?  

Luckily, I was available and only live a few miles away to come unlock it for her.
