Lease to own rental agreement gone bad

This rent to own agreement has gone terribly wrong. A friend of ours is the landlord on the house and moved out of state. The lease to own agreement went terribly wrong when it was drawn up by the tenants attorney and clearly geared to benefit the tenant. What rights does a landlord have when someone defaults on their rent to own. They went 3 months without paying. The contract didn’t give a specific payment due date and payments were to be made directly to the bank. Trying to evict the tenant, but not sure what loopholes are available or if we should seek legal help!
