You should put them at a licensed servicer, performing or not, unless it's a couple, then you or them can do workouts in compliance with Dodd/Frank among dozens of other laws.They all stink to a certain degree, we love Peak Loan servicing the best & pm me for an introduction if you are a business & not an individual.

This may or may not be of interest to you, but from a numbers standpoint, here's what I'm going for:1) Find 123 Main St property, and contact the owner about carrying the note (if they've got the property free and clear)2) Run my numbers based on current rents, who's paying utilities, tax, ins, etc etc.  3) Workout some arragement whereby I put down $10k-$15k (from my experience so far, in seller financing situations, the seller isn't hurting for money, and will be open to accepting a down payment less than 20% of the agreed upon price.
