Hey guys been searching for a few months now (seriously searching, been pretending to for a few years) I had been looking in my town and the next town over because of location and proximity to my home, but the competition around here is too much with all the flippers paying cash and capitalizing off the rising home prices.

If it is higher end and the competition has newer updated kitchens then I would go the whole new route.

My family and I have been looking to purchase a co-op/condo since August 2015, and the market is incredibly intense: low inventory, high competition from all-cash buyers.  

I know it's tough competition out here...but is it really?

Really depends on the age of the competition, what is typical of the housing stock in the area.

-How to analyze neighborhoods, markets, and the competition to see where your apartment fits in terms of price, value, etc.  

I don't mean the current "Last Post" button as all that does is jumps to the bottom instead of starting at the top, which to me is pretty much useless. 

Sadly lenders are in the driver's seat if you only have a week to close.You could also attempt to get an extension to close to find an alternate product. 6% is not crazy, but it does not feel that competitive.
