Getting my 2nd deal, with low down in 2021

Investment Info:

Townhouse buy & hold investment.

Purchase price: $114,900
Cash invested: $20,000

Owner Occupied , 2nd Deal with 5% down

What made you interested in investing in this type of deal?

In the hot market of 2021, I was able to buy this from a coworker and get my terms with no competition. 5% down, rolling in closing costs with record low rates.

How did you find this deal and how did you negotiate it?

From a coworker in the office. We negotiated at work right a table. It was her purchase price and my terms.

How did you finance this deal?

5% down conventional loan

How did you add value to the deal?

Instantly painted the exterior and interior. Also replaced the furnace within the first couple months.

What was the outcome?

Solid townhouse in great school district.

Lessons learned? Challenges?

Do my due diligence and pay for an inspection!
