Maybe that is true, but I don't see enough data to support that as true or false.Keep in mind the changes over 30 years make any historical chart irrelevant. 

Since I plan on living in this I do not mind keeping money tied up in the property to make sure everyone gets paid back.i wished I could get a flood insurance quote but the insurance company said I need an elevation certificate done.i have a friend live some what in the area and said he pays 700/ year which is something I can afford if I can get some what the same price. 

I would like to find an agent in the Harrisburg, PA area who can help me with this and doesn't mind working with a beginner investor/first time home buyer.   

I will keep my reasons for getting into RE in mind as my motivation..I was looking at REIA's and was hesitant about going because i'm not the most social person, but it does sound like an amazing source especially for new ppl in this industry..ty for your advice!

I can speak only regarding direct mail as that is the marketing method I have used with success very recently due to adjustments of mind and marketing Our markets may be different.

LOL, I too bought that system but was not in the right mind set or place in my life to make it work at the time. 

I ask because this I'm of the mind that the property might be much more valuable if I can "sell the dream" for lack of a better term. 

Keep in mind the ductless mini splits hvac systems work well enough in the smaller style homes and are relatively cheap as compared. 

No lender with the right mind will fund this with 24 hr notice and no title co will insure in 24 hrs.
