It would be a picky renter indeed who would walk away because the shower was a tub/shower combo.

I would make a video showing you enter and walk around showing anything that is left. 

Might do better on slab, but the issue seems to be in traffic areas the tenants just the energy from walking seems to bump the planks apart.

You may be surprised at how many property owners who are in a bad spot will walk away for a nominal sum.

View some properties, walk around neighborhoods, pick a different area to explore each time you head out, spend some time in the area, you really learn a lot that way.

In this situation we needed to prove to the county that the home was worth less than tax value so I walked the home with an appraiser, was able to show how much work needed to be done, provided documentation from my contractor.

Walk the property and create a scoop of work for your self.
