We havent technically spent a dime, as all of the expenses are being paid by the renters plus cah flowing well.

The wholesaler checks the box that states that the contract is assignable and then they will either do an A to B, B to C transaction using transactional funding or they simply assign the contract to the end buyer and collect a finders fee at closing.

If you spent $2,000 on an attorney, you would make that money back in 1-2 years and it would almost certainly be tax deductible for this investment property.

I purchased a serious value add 12 unit apartment building in Indianapolis in April of 19' and spent the last 9 months completely turning it around:- Over $150k in renovations: new roof, completely updated common area, most units renovated and turned, new furnaces, plumbing and electricity updates.- Went from 9/12 units occupied, mom and pop managed and all well under market rents and most not paying on time.
