Fee for Linking Wholesaler to Buyer

I'm in the southern tier of NY.  I've had several wholesalers ask me to find a buyer for their properties.  Is it legal for me as a third party to charge a fee for finding a buyer if it's put under contract? Also would my fee come out of the closing?
