Roul Ive never wholesaled a property before but I believe you should have already had someone lined up to purchase the property ahead of getting into a contract.

You usually have a number in mind ahead of time, but this is not a requirement.

If you are new try not to get overwhelmed by all the unknown tasks ahead of you. know this, you may not see clearly what lies ahead but I (and a ton of other more experienced ) members do.Take one step at a time.

I'd imagine you have $5k-$10k in reno ahead of you on each of those old lady units.

Real estate wise.I would say @joefairless new book he wrote, investing in real estate private equity, and the big shift ahead. 

I don't know how much but if I were to go ahead and close this deal next week, that back rent would not be my problem would it?  

Position yourself to get ahead!

Most of these gurus know very well they can get folks excited and seeing $$$ and that real diligence typically goes out the window in the frenzied rush to get started yesterday.

So we had a Lease signed 5 months ahead & the 1st/last/security deposits in hand 3 months before the transition.

No need to be in a rush to find a "good" deal instead understand that it takes patience to find a great deal.
