Investing in Richmond VA

I currently live in Alexandria, VA .. me and my so are heavily leaning towards moving to Richmond, VA. We fell in love with area and I still work in North VA so it makes sense.

I've read and seen how competitive it is right in Richmond market so I'm a little bit worried about first starting out in a sellers market. I've also thought to myself I could still invest in MD but it's a long drive.

I guess my question is what would you do in a situation like mine? Is investing in Richmond a smart move for someone first starting out, or should I still look in MD? I even have family down in south Florida which could be an option. 

I would naturally like to make passive income on cash flow opportunities following the BRRRR method but rent seems difficult for the price of the housing at the moment. At this moment in time I'm in the process of starting a wholesaling business in MD as well that I would like to keep up or move to the RVA area.
