Recently, bought a house in Auction that have everything still there, clothes, furniture, shoes, photos on wall and dressers, food in kitchen, vacuums, and all personal items.

@Andrew CameronIf you collect HST/GST on your revenue stream, you can claim ITCs (or a fixed ratio) on your input expenses.Residential rents are not taxed - no HST/GST collected - therefore there are no ITCs on the expenses you incur to provide the service.If you own mixed-use properties or your portfolio contains a mixture of residential and commercial, you can claim ITCs with respect to the commercial portion of your business.Alternatively, if your company transitions from passive income to active income (i.e. you start managing properties for income) you would also be able to claim ITCs for the revenue which carries HST/GST.
