In my opinion, you or whoever you are booking for should look at neighborhoods outside of Time Square for availability and price reasons.

There are some cheaper neighborhoods, but they're very tough to retain good tenants in or resell for a good profit.

If the norm are windows units go w the flow but if most in neighborhood have HVAC and when you’re ready to sell you might want to consider to get best sales price..

It is a nice, quiet neighborhood with good schools right across the bridge (about a mile away) from downtown New Brunswick which is a city home to Rutgers, RWJ Hospital, Johnson & Johnson, NJ Transit train to NYC and a lot of development going on including a brand new theater and a huge development project at the train station which will include shopping, food and apartments.
