I know 3 X times monthly income is needed to rent a place , between my pension and 457 b withdrawals , I will meet income requirements, credit scores are good for both, credit card is high but I am managing it with no problem, tenant record is excellent (never late on rent payment on my life), after this brief summary, these are my questions/concerns:-How landlord/rental property feel about this situation when there is no W-2 income to present?

@Patrick Johnson In my market, Montgomery, the vast majority of applicants for houses that rent for less than $800 a month will have sub 600 credit scores.

The thinking goes like this: if your prospective tenant has a record or is here illegally or has bad credit they are more likely from a protected class and you can't deny them.My niche is high credit score tenants.

I just read that they are creating a new way to calculate FICO scores for people who dont qualify for loans.
