It sucks having to pay it every month when you have no need for it, but when your house burns down or your basement floods, or someone accuses you of redlining you'll be glad to have a team to help you and documentation to support you.

maybe you will get lucky and the light bulb will burn out!

There's a balance here between me as an owner not getting burned by a contractor and the contractor not getting burned/fronting too much.

But my burning desire is to own passive income properties through out south / northeast areas.

I think one would only regret this decision If their home ever burned down or a natural disaster hit.

VP's bad tenant burns common area flooring with cigarettes, scattered burn holes throughout.  

It is amazing how many property management companies lose their property managers because of burn out.  

I have stayed away from renting for the Burning Man event because of the dust.
