Each unit should have their own meter.With investment properties, there's nothing wrong with asking your agent to get the expenses and current rents from the selling agent.There are plenty of resources here on BP to learn all you need about analyzing properties.

Well I read plenty of books and analyze many properties in the Phoenix area work with few different Realtor this one is a young investor I used a known mortgage broker in Scottdale when first see this deal there was a waiting line to view it so we place a bid and $7000 more but was able to get a lower price since it appraisal came back lot lower than selling price fit my ROI perfect using a rental management company at 5% have a tenant nurse with kids from out of town Great deal

For clients, I'd say that if a PM can work efficiently and effectively within the software they are using, that is FAR more important than the owner portal features you want to see; a PM with good systems is not going to switch their core software, and there are plenty of subpar PMs who use great software with poor results.

Since I typically buy value add properties, there is normally plenty of equity position left which allows me to sell if I need to.

Dont split your upside with anyone. just my advice. as far as finding a house hack, duplexes are going to be easy to find. plenty all around columbus, especially the less picky you are on the area. lots of upside. i'd try to find something built after 1940. just my own 2 cents after doing 30 flips.

Here is what I did: 1) screened interested parties heavily prior to inviting them to see it. 2) took my husband with to the showing... so he could wait outside for the next party (I schedule my appointments to show my units every 30 minutes). 3) I attached this message to their appointment invitation: “Out of respect for the current tenant (due to the Covid-19 situation), would it be possible for you to come without children & wear a face mask?”
