At 6 weeks it is extremely unlikely it has even started it's training.I would strongly advise you do inspections at most 2 months apart, make repairs immediately and bill back to the tenant. 

Aben,Honestly it really depends on the MLS, for example our MLS in Central Oregon pushes our listings out to approx. 2000 websites, so for $45 a month in MLS dues we see that as a great investment and also guarantees us our cooperating compensation.

You seem to still be doing extremely well for yourself, especially with the IT career you had... seems like you've applied it to the real estate world quite well!

look  It’s an honest question to ask that is completely relevant to your situation .do you want others to make the same mistake here ?

@Jay Helms I stand up during the members part of our monthly in-person REIA meetings, and announce that I'm happy to talk to, or have coffee with, anyone who wants to talk about real estate.And then, because of that and the fact that some folks recognize me from posting on BP, I usually have a ton of people come up to me during the break and after the main meeting.To be honest, it's exhausting, and sometimes I head to the bathroom just to hide for a few minutes before I can deal with The Crowd.

We have some out here and I've been to a few with contractors there so you can ask questions to them and I believe they provide honest answers since you're not bidding anything with them yet.

Honestly, people want the capital gains.... 

Honestly, unless you are doing something crazy like 5,000 sq feet of it you probably won't save much.
