Making the same mistake twice

Hello everyone, new to the group. I invested in a property from LRA , in St. Louis city in Missouri. Horrible idea, the condition of the property turned out to be a bust, took a total loss! 

I want to get in the rental property / investment flip property business but my biggest fear is wasting a ton of money for little to no net. 

I even considered going with manufactured homes but with the guaranteed depreciation I’m so unsure. 

????

What .. How is that rude ?look  It’s an honest question to ask that is completely relevant to your situation .do you want others to make the same mistake here ?  Appears that You wanted feedback and it seems to me that would is an important detail that you didn’t disclose in our opening post on if you actually saw this place or if you unwittingly just dived in and threw money into a deal .
