Regarding Rentals, large duplex/Twin house or maybe up to 4 plex.

I will say it's better if you owned a multifamily (duplex, triplex, so forth) that way you have less chances of losing your monthly income if something breaks or there's any major damages to the property. 

I am submitting an offer on a duplex in my market as an owner occupant.

But maybe holding us back a little bit from really growing with now 1 duplex and 9 SFH’s.

My friends grandpa had a duplex built almost 40 years ago and lived in 1 side while renting out the other,  the first tenant who moved in is still there. 

Duplexes (or larger) sell for around 115 times rents, while SFH can sell for 65-70 times rent.
