Thanks, JimAny decent electrician will be able to fish wires while doing minimal damage to the walls, possibly no damage in some places if you have basement/crawl and attic access.

The owner does not have to accept another tenant, but any landlord that attempts to seek damages from the loss of rents will have a hard time explaining that the landlord chose not to lease the property in order to obtain a judgment against that last tenant....won't happen.

While charging for cleaning from the security deposit might be a good idea (will have this in my new lease) this is not an option for the current tenants as I inherited them and the damage they caused (dry wall, broken bedroom doors) has wiped off all the security deposit they had.
