I am not a realtor, I do keep bumping into RESPA regulations for Realtors that a referral fee cannot be offer for bird dogging properties, etc.Does signing a JV agreement with friends for finding properties be the way to go for a wholeseller to satisfy RESPA, is RESPA even regulations we should be following.

Even "bird dogging" for a larger investor could be a great way to learn a profitable lesson.

Have you had a similar experience and do you have tips that would limit the sound of dogs running on hardwood floors.

NYC investing (for rentals) is for the real big dogs with lots of capital, and long time horizons to wait for appreciation (and gentrification).

How would you guys recommend dealing with a tenant who is a family member and 100$ behind on rent and just brought a dangerous dog breed to live with him on the property?

- FIRE RATING AS HIGH AS A 9 OR 10 – RURAL AREAS- NO DOG BREED RESTRICTIONS - PETS THAT HAVE CAUSED HARM – EXCLUSION - PREVIOUS LAPSES – NO PROBLEM- AGREED LOSS SETTLEMENT OPTIONS - PROPERTY VALUES AS LOW AS $5000 - NO MINIMUM SQ.
