This is only a suggestion and its not for everyone but if you are thinking of investing in several areas and be all over the map I would suggest you try investing in a Syndication that concentrates on developing their investments in a single area like Chicago for instance Example:They will concentrate on Multifamily properties, apartments.

As such, it is always extremely important to bring everything back to the basic's (fundamentals)  as this is usually were we are able to get back to why we are ultimately doing this and that usually slows things down and allows us to concentrate on one thing more specifically!  

If you're in the process of design an local architect should be able to give a better estimate than a online fourm. 

There is a fairly high concentration of duplexes/bi-attached in Northwest Des Moines and Urbandale. 

These loans were designed to provide primary housing to first time home buyers.Practical Answer: Nobody will ever check to see if you moved into the property.

Food for thought for you: since you practice tax accounting, consider "pushing" your concentration towards RE investors.

IMO home warranties by design are effectively worthless.
