I am looking at some apartment complexes for sale now but i am very interested to know your own experience.

Each of these classes begin with fundamentals at a basic level and become more complex as you advance through school. 

I don't have a definitive answer either as I don't have that much data to go on, but 3 years seems to be my average so far.

Finding a really good agent that understands real estate investing, knows how to analyze data, and respond promptly can be very difficult.  

Many of these agents are not selling so they do the reports to get by and I can see where they have no clue about market conditions except what data they pull from the MLS.BPO's I haven't completed those in about maybe 6 years.

Numbers may vary slightly because of where the data may come from, regardless it tells the same story.

Once the published data catches-up it will be interesting to see if we are experiencing an uncharacteristic spike arising from the temporary relaxation of lending practices a decade ago.

No data to support your theory, particularly on SFR, if for no other reason than neighbors would never know a tenant was receiving Sec 8 subsidies, unless the landlord or tenant told them.  

I recently moved into an apartment complex in Spartanburg, SC and I moved from out of state so I just showed up after doing most everything online and was given a website to go to so that I could get renters insurance, and they said if I got insurance through this website I would only have to pay about $100 for my deposit!!
