Really want to get into RE investing after years of watching others

I am new when it comes to investing. Yes, i watched for a long time others making money but never made a move. And I have an answer to that. The more I knew about RE the more questions I had and made me realized i dont know enough to make a move. Just curious if its only me or I am like many others?

I remember some 10 years ago i was so ready .... do lease with options to buy. I learnt the process and ....nothing happened.

Yes, this is a great place to learn and build connections. I decided to make first step and do something now. Hope i will get help from members because the first one is most difficult to close.

I am very serious to get into multiple units. Possibly, i will hear from many of you, no you cannot start from buying 20-50 or more units if you have no other investment properties, money and so on. There is so much I would like to write here and get answers. Well maybe some later time.

I would like to hear from you investors your opinion, advice. I am looking at some apartment complexes for sale now but i am very interested to know your own experience. Is it possible? Where should I start, what do I need, what to do, etc.

Even after looking at numbers and trying to analyze this one complex, still not sure.

What should be my next step?

Really appreciate!

@kris

@Kris Cieslinskithe 3 things you need to buy an apt community are:

1. Knowledge

2. Money

3. Apt community

If you're looking at apts now, what is stopping you from putting an offer on them? Is it you're not sure if they are a good deal? If so, then knowledge needs to be increased. I recommend reading The Complete Guide to Buying and Selling Apartment Buildings by Steve Berges.

If you already know how to underwrite the deals and evaluate the market and opportunity but you need the money then you either need to:

a) save more

b) get money from someone else

If b) then you've got to learn how to raise money or do a JV with someone. Or you need to learn how to structure the deal so you go in with less or little money out of pocket.
