Starting an LLC is a personal choice, and it will depend on your financing.  

They have a directory of business members with many choices for hard money and if you attend the meetings, you can also learn who has private money available.

Let's face it, I believe that the lower class of Ogden will be driven out when the city holds the residents of the community responsible for there decisions and life choices.

Please add some insight so I can make the best choice for my situation. 

If I were buying my beachfront say 10 years ago Placencia would be my choice.

Cant over emphasize the importance of making a wise management choice.  

Hire an appraiser of your choice, at the borrowers expense. 

-Since I've only bought- I've always closed through the seller's title company of choice. 

I paid $310 and it's now worth about $420 without the lot-- so I could make a bit of $ and keep the lot (now worth $90K)Here are my choices:1) Sell house pay capital gains (25%) and pay down other RE debt or use that cash to build new rental on lot next door.2) Sell house and do 1031 exchange into another investment property in better shape.3) Scrape house and build triplex. 

In short, taking someone else's metrics is a less than optimal choice, since there is nothing to say that they will work for you.
