This is forcing some to look north, Preston road is now wide enough to handle traffic going into the tollway system.I'm not an expert at all, but the Tollway seems to be really allowing growth.

If you want to do buy and hold (BRRRR) or flips, you'll need something like the software in my signature (free beta at this time) to be efficient.Keep arming yourself. $2500 is a good start but know your goal and focus on it.

@Nick Thurston Right, but often times property managers will have an intimate understanding of the area, and will be able to help you identify which pockets are the most desirable so you can buy the worst house in the best neighborhood and force some appreciation!

I mention that there isn't any law that forces them to take their shoes off in the bedroom, but as a courtesy and to maximize the amount of their deposit returned on move-out, I ask for no shoes in the bedroom carpets.

In practice, if a LL keeps a tenant happy, but in court, a LL would be forced to prorate rent for even 1 day.

I've bought a SFH, invested ~30k into it with the major tasks done (swap out oil/steam with a Navien and forced hot water/BB and re-done kitchen).
