@Tim Hoffman I am a little late in viewing this post, but I am a newbie and have recently evaluated some property in the Rockford area. 

We've tried both ways.It works best to wait until it is close to move in state, people will have a more favorable view.

Besides, given your prior experience, you would probably do very will at the entry level (under $100k, purchase and rehab) flip game.My (conservative) view is not a popular one here on BP.
