All lenders I've talked to so far do not do loans under 50K.Does anyone have any recommendations or experience with a lender that would fit the profile for both properties?

Don't just read a couple of websites and Linked-In profiles and pick the best one.

We produce TV shows and work with some high profile NFL athletes, and found a commercial building that could really make us stand out, especially when meeting with clients.We found an old mid century modern bank in an area of LA near the new NFL stadium (which opens in 2 yrs) and the place has been meticulously taken care of and it's on a very desirable corner lot.

a 300% increase in fees is hard to justify if your tax profile hasn't changed that much.

It all depends on what your goals are and the risk profile of the property the region etc etc
