Many wholesalers promise sellers that they will take care of the seller's closing costs along with their own.   

On average, they convert at 0.5 - 1% and are  FAR too expensive.I recently had Realtor.com offer an "exclusive" lead generation campaign for $81,000 per year for 1,100 leads - which they promise not to share with anyone else.  

Some politician comes along promising to save the day, and the cycle starts all over again.

If he is, then he lied to you and never had the intent or ability to close on your property as promised; after it falls out of escrow you can put the property back on the market and probably sell it for more money, maybe even to John and Jane Dough that he tried to swap in, who were your real buyers all along anyhow.
