Land in North West Houston

Hello community,

I got a call from my direct mail marketing campaign from a seller who has 3 acres in a very up and coming part of Houston. Spring/Klein area. Problem is I've only done wholesale on single family homes. I know there is a deal here if done properly or marketed to a developer. This property is on corner of two busy roads and there is no shortage of stores, strip mall, etc going up all around. So the short of it is, I'm not sure what to do with it. He says he bought to hold, not to develop but will sell for the right deal? Anyone have experience with this? This is undeveloped land with easement granted for sewer and water

Seems like something that may have some promise. I would first want to know the highest and best use of the property. I would want to investigate this property s value. Go down to the county planning department, those county workers know lots more about whats up than we do. If all is right and you know your numbers so you can start planning different exit strategies which could be more than one. Then time to see if you can get the property tied up and there could be many ways to do this. Check with builders in area too, sounds like a commercial piece so you have to look at it much differently.
