For our first-time OOS experience, we established a Nevada-based LLC Then we started investing in the MidWest, SouthWest & SouthEast. 

Based on my experience, I strongly believe that investing in a Hollywood property with a pool can provide the best overall return on investment (ROI) and speculative value growth in the area.

They trust me based on my rep on social media, Youtube, etc and if they don't trust me, they learn after 1-2 offers are submitted (not high enough) and they do not get property.

Up to this point we've managed it on our own, but we are entering waters we don't fully understand how to manage. 

For you, choosing will be based on different things such as how steady the area is where your property is, your plans for investing over a long time and the state of your money matters.

There should definitely be options for you using DSCR which many lenders will count your STR income either based on projection or your rent roll.Also, check local banks instead of brokers.

I am Boston based and would like to get my feet wet.

Of course ordered cabinets are going to be much more, like $15k.I'd stay away from IKEA and any RTA type cabinets......based on my experience....
