That money could pay for a new roof in two years, a new furnace or A/C in one year, new windows and doors, new flooring, etc.

If we built one of these spec homes (owned as our company), and then did a 1031 exchange under our personal names, is that viable because the parties are two separate tax entities?

I know that I delegate this to a third party PM and my whole life would be easier, but for alot of reasons, I can't do that right now.

I always toggle between the two options of refi'ing them in a portfolio loan rather than doing them individually.

But certainly storage has to be a strong number 2.I’m not saying there can’t be any sellers at that rate, but find out why 1) they’r willing to sell so cheap and 2) someone else didn’t snap them up with the hundreds of mailers they’ve probably received over the last year or two. 

They will then generally take the lower of the two. 

One owns the properties in TX and the other LLC owns the properties in FL, and the third is the management company that manages the LLCs.
