How would one learn to hone their skills on making said assumptions?

It may not be a skill that all agents have.

With my skill level I'm probably worth about 200 a day.

I've somewhat gotten a feel for connecting with agents who are working on the seller side, but what's missing in my current skill set is connecting with investors on the buyer side.

I have to agree, every member of the team is really important.I do feel the most important person is a real estate agent that is willing and able to work with you as an investor.It takes a different kind of skill set to deal with investors.Most agents are used to selling based on getting the client emotionally attached to a property and are willing to stretch and compromise.Investors care about the numbers, location, how it fits in their portfolio, how quick they can view, etc...Plus investors are on the hunt for deals, so it is sort of an open relationship.Michael P Currie

My wife and I got a First Position Heloc Loan (AIO), and I liked it so much that I left my job in Medical Sales to join a company that specializes in them!

He has zero organizational skills, which is why we had to let him go as GC, but he does decent carpentry work so we will probably hire him for some individual components of the job as long as he can get us a coherent quote.

This issue combined with an unrelated bad investment and her husband's medical issues and subsequent job loss - it really was a perfect storm of crappy things for her -  and she ended up declaring bankruptcy and sold her properties (she only had 2 besides her own home).
