All-In-One Loan for Financing First Investment

Hello BiggerPockets - I am looking to start investing and am currently in my research/education phase of my journey. I recently spoke with a broker whom suggested looking into an Allinone Loan: http://www.aiosim.com/.

I currently own my own home, and was looking to leverage the equity to finance my first deal. I initially was thinking about opening a HELOC to fund my downpayment until my broker suggested this loan. I wanted to see if anyone has had any experience with these types of loans and could provide any feedback.
