The best way I've found to keep costs down on my multifamily properties is to spend money.

My goals for real estate:- make enough to max out my contributions for my ROTH IRA (500 dollars a month)- and have 5 rental propertiesMy plan:- Spend this year saving money and learn about real estate and landlording- My first Property I am going to get is a duplex, triplex or a four-plex. and I'm going to house hack - with my first property i'd save the cash flow for a down payment for my next property I'm excited to learn about real estate!

Hello all, I am just starting out as an investor and spend alot of time asking my self questions about things i dont understand and as apart of that speed bump ive been learning about creative financing deals and have a couple questions.. 1st being, do you need any capital for these kinds of deals ?

I would approve the dog at a rent increase of $50 a month.If they don't like that, they can spend a couple thousand dollars moving to a new rental that will likely charge them market rate and reject the dog.

(i.e. is it a wise business decision to spend $1 to save 45 cents, when you don't need to spend the dollar in the first place?)

It is not very hard to over rehab, over spend on the initial purchase and to have a home that is worth less than what you put into it.  

Definitely something to spend a lot of time and money with attorneys on.
