Though I enjoy the buying and selling process for clients, my personal goal is to jump into investment side, using particularly the BRRRR method.

Really enjoying learning from other Realtors and others in the real estate space through First Team and Bigger Pockets.I think one of the hardest things to do so far has been to find other around my age group who are in a similar mindset about saving, house hacking and investing.

It's very evident from other cities that people absolutely will build units with out (proper) parking if allowed to do so and the burden then falls to the public.Duplexes tend to do very well in Austin and I've enjoyed working with them in the past (I ran a fund that acquired and remodeled duplexes and four-plexes across the city).

All in all I enjoyed it, and I'm looking to start doing it again, but unfortunately the last time I didn't necessarily go through the proper channels which left me exposed to potential downfalls.

enjoy NET 300 a month about .. in 10 years you have no debt and 30k a month net.. whats not to like.of course you have a full time job collecting said rent and maintaining the homes but your getting well compensated.. depreciation wont be much since the assets are so cheap but who cares. right ? 

While it may be necessary to do, I don't see where the enjoyment is coming from. 

I have never been handy but I have always enjoyed the other stuff - drawing up leases, collecting rent, hiring contractors, managing data/income (we use Stessa).

I will force a lot of equity in this house and I enjoy managing renovations so i'm willing to take a risk on some tenant issues. 

I agree with Michelle, I do the drive to DC 3-4 times a year from Richmond and I never enjoy it. 

We have one foot in these smaller residential properties (I just really enjoy adding these to our portfolio) and then we have big commercial projects going (large self storage, for example).
