There are other bird-dogs and wholesalers who are looking for vacant properties as well. 

Your best bet would be to become a "bird dog" or a deal hunter.

The second thing to do is start bird dogging properties.

I've got 5 and have only one good renter and rest other had to fix up after a year or less of renters , one I had to had hoarders in it and they disappeared and left 4 dead dogs and 78 yards of debris in it.

Visited it with the agent and there was a huge metal fence around it with at least 3 barking pitbulls in 3 of the units and dog poop all over the back yard.
