Hi all looking to get my first multi family for investment. There is a quad listed at 180k and the neighborhood is ok. Visited it with the agent and there was a huge metal fence around it with at least 3 barking pitbulls in 3 of the units and dog poop all over the back yard. The selling agent didn't show up because "the tenants will let you in" aka I'm afraid of all the pits. My agent wouldn't go in either. If I bought the property I'de have to have my management company tell them no dogs and when their lease expires evict them if they won't move. I've heard 5k/eviction. Can I factor 15k of costs into the purchase price and proceed with the deal if the numbers work or its not so linear. Perhaps this is too much to bite off for a first deal. Thanks for the ideas!
