Offer to do the tedious or difficult work, a lot of the time people don't need general assistants, they would much rather have a highly specialized person who does the parts of the job that they don't want to do.

This would avoid having to pay taxes on any capital gains since you are using the condo as an investment property, and you would retain the asset which someone else (your tenant) is paying down the loan balance
